Kinzie Station is a residential community development on approximately 20 acres along the Chicago/Milwaukee Railroad right of way, with several continuous parcels bounded by DesPlaines, Wayman, Kinzie, and Halsted Streets. Residential product includes mid and high-rise condominiums and multi-level townhouses. The project had three construction phases: Phase 1: a High-rise building; Phase 2: Plaza Building; and Phase 3: Townhomes.

R.M. Chin & Associates, Inc. (RMCA) provided Pre-Construction
Services for all three phases and Construction Services for Phase
1 and 2. RMCA also served as the Owner's consultant and provided
overall program development, design phase, budgeting/estimating,
schedule management, quality assurance, general contractor bid
and selection, and construction oversight services.
The project site presented many unique challenges. A City of Chicago freight tunnel was located in the middle of the site; therefore, an access tunnel needed to be constructed so bulkheads could be installed on the property lines and the tunnel could be grouted solid. This process was required to obtain the City of Chicago Board of Underground permit. Additionally, a Chicago Transit Authority (CTA) subway tunnel was located at a corner of the site. CTA approval was required to build on top and/or adjacent to the subway tunnel. The project site was adjacent to Metra Railroad tracks and the building was designed to be constructed along the property line, with no set backs. Metra approval was required for the locations of the buildings and the use of the tower crane within the air rights of the railroad.

RMCA was a member of the Chicago Department of Transportation (CDOT) Freight Tunnel Committee, and streamlined the execution of agreements and insurance requirements to install an access tunnel as well as the construction of the bulkheads and grouting of the tunnel. RMCA was also able to expedite approval of the design with CDOT and accelerate on-site inspection by CDOT for final approval.
