The Lincoln Park Zoological Society sought to evaluate the physical condition of its facilities campus-wide to prioritize needs for physical improvements and maintenance. The Zoo hired R. M. Chin & Associates, Inc. (RMCA) to provide a facilities condition assessment, a set of recommendations, and a budget

regarding capital improvements to improve and maintain Zoo facilities. Twenty-five of the Lincoln Park Zoo facilities totaling over 300,000 SF under roof and site hardscape elements such as pavement, fences, and screen walls were included in this assessment.

RMCA served as the overall Project Manager, overseeing evaluations of exterior enclosure, roofing, architectural finishes, structural, mechanical, electrical, plumbing, fire protection and life safety systems; database and reporting; and overall quality assurance. RMCA self-performed the site and architectural finishes assessments.

Summary of Findings: Our team provided a summary of existing conditions in all facilities.

Recommendations for Capital Improvements: Our team recommended improvements and project priorities in order to meet the Zoo's most pressing needs.

Cost Allowance Budget: Cost allowances were established to identify the normal cost to perform the recommended work.

Recommended Program Maintenance: Based upon our team's observations, we presented capital improvement recommendations to address all observed facility deficiencies, including program maintenance that would prove cost effective for the Zoo.

Organization of Report: The information contained in this report was organized on a Microsoft Access platform and provided a summary narrative format and a tabular format, where the data is sorted by facility, priority, and building system categories. The database also presented recommendations for capital improvements and estimated cost allowances This format provided the Zoo with a powerful management tool to facilitate budgeting decisions per available funding, based criticality of need, and economy of scale.
