City of Chicago, 7th District Police Station

Our team provided Owner's Representation Services to the Public Building Commission of Chicago and the Chicago Police Department during the construction and close out phases of the 7th District Police Station. This project called for the design and new construction of a $21 million, 43,698 square foot, two story police station and three surface parking lots. RMCA successfully completed this project in March of 2009 by accomplishing the following tasks:

  • Management of budget, scheduling, procurement, and A/E and contractors
  • Environmental clean up and site preparation
  • Construction oversight, project reporting, and quality assurance
  • FFE management along with commissioning and close out
  • LEED Certification process, project achieved LEED Silver Accreditation

Chinese American Service League Headquarters

RMCA provided Owner's Representative Services to the Chinese American Service League (CASL) for the organization's community center and headquarters. Services included management of the design and construction of the $7 million, 37,000 square foot two story building located in Chicago's Chinatown. During this project, we were involved in all aspects of pre-construction, construction, and close out phases. Our responsibilities and accomplishments were:

  • Extensive involvement in design, budget, and schedule development and management
  • Procurement and A/E contractor management
  • Construction oversight
  • Project reporting along with quality assurance and FFE management
  • Providing the CASL with due diligence for the numerous funding sources that were involved
  • Preparing multiple draw requests needed for funding

With our leadership, this project came in $400K under budget.

City of Chicago Brighton Park I Elementary School

RMCA provided Project Management Services for the construction of the Brighton Park I Elementary School in Chicago, IL. This school is a 105,177 square foot, three story masonry and steel frame building serving students Pre-K through 8th grade. RMCA was responsible for the following, all while striving to minimize interruptions during school hours as much as possible:

  • Construction observation to ensure compliance with contract documents
  • Preparing reports, enforcing quality assurance, as well as maintaining the construction schedule
  • Oversight of commission and closeout

    1. Site work included:
  • Concrete foundations, envelope consisting of unit masonry, aluminum window walls and storefront
  • Roofing (including green roof area)
  • Interior areas were the gypsum and masonry walls and patrons, resilient, terrazzo and tile floors
  • Construction included classrooms, library, gym, warming kitchen and dining facilities along with the administration areas
  • Landscaping, mechanical, electrical, plumbing and standard elementary school finishes and amenities

This building also incorporates the sustainable design criteria required by the USGBC to achieve LEED “silver” certification.

Facilities/Façade Assessment Services

City Colleges of Chicago

RMCA provided the City of Colleges of Chicago Program Management Services for the facilities assessment of 13 City of Chicago Colleges encompassing over 4.3 million square feet. RMCA provided the City Colleges with a comprehensive Facilities Assessment report documenting the physical condition of the systems; prioritizing the deficiencies as well as identifying needs and repairs. Other responsibilities on this project included:

  • Delivering an electronic database, a capital improvements recommendation report/budget covering a 5 year outlook
  • Analyzing options for repair, replacement, modernization, expansion of existing facilities, including value and cost analyses
  • Submitting written reports, supporting drawings, and electronic files
  • Creating a standardized data collection that included interviews with facility managers and engineers, review of as-builts, maintenance logs, and inspection/testing of the facilities

City of Chicago, Department of General Services

RMCA provided Project Management Services to perform façade assessments on numerous City of Chicago buildings and structures. The services have included overall team management, budget and schedule management, supervision of inspection, documentation and reporting, and estimating and recommendations for restorations. These facilities included: Chicago City Hall/Cook County Building, Kraft Building, Chicago Cultural Center, and the former Chicago Police Headquarters.
